Changes to smoke alarm legislation 2022
The legislation for all residential properties in Queensland is changing, and the safety standard is increasing. Compliance for any rental property must be completed before the 1st January 2022.

- Have smoke alarms installed in every bedroom of the house
- Have smoke alarms that are powered either by 240 volts or a 10-year lithium battery
- Have smoke alarms that are interconnected with each other
- Have photoelectric smoke alarms rather than ionisation

Notes
- This applies to almost all property types as long as they are compliant with the current standards, which is a fair assumption, given compliance reports would have been issued in the past. ln summary this means
- Alarms located in the entry way/hallway to each bedroom
- An Alarm on each inhabitable area.
- We define inhabitable spaces as studies, rooms, areas that are not gazetted as bedrooms but are either currently or potentially in the future, used as sleeping areas. For rental properties, our advice is to include these areas and have upgraded, as if new tenants move in and use this area in the future, additional works will be needed in order to ensure compliance (and needed to issue a compliance certificate)
- Our policy is to replace all exiting alarms onsite, even if not required for compliance {this improves functionality/safety) as there is likely a reason this was installed in the first place. If you know of any alarms in possible high nuisance areas (Kitchen etc.) or alarms the owner does not want present moving forward, please advise. Please note: This will/may result in patching and painting.
- We have attempted to remove all variables using our calculation method, research and testing, however, do flag due to some uncontrollable variables, a variance still may apply. We therefore advise this is an accurate estimate but warn additional (or less) alarms may be required, and costs incurred at a "per alarm Rate" for any additional alarms
